On that date 412 units were available: 281 one-bedrooms of 632–782 ft² from AED 1,812,778 and 131 two-bedrooms of 956–1,202 ft² from AED 2,644,971.
Four hundred and twelve unsold flats is a very large remainder even for a big tower. Plenty of choice — but on resale, the main pressure on price will come from identical flats in the same building.
An address on the highway
Sheikh Zayed Road isn't a district but a line of towers along the city's main artery. People pay for location: minutes to Downtown, DIFC and Business Bay, the Red Line running alongside, views from the upper floors.
The price is noise: on the lower and middle floors facing the twelve-lane road, you hear it constantly. In a tower of hundreds of flats, side and floor are the key questions.
Our database has only 5 lots on Sheikh Zayed Road, all under construction: median AED 4.3 million, AED 4,717/ft². The sample is too small to draw conclusions about The Eden's pricing.
