The Crescent is a multi-building complex up to 21 storeys in Dubai Production City, developed by Damac Properties and completed in 2008. It's an old building by Dubai market standards, and that shapes what to inspect.

Our stock has twenty-six lots, and the mix is unusual: 1–5-bedroom apartments and villas side by side, sizes from 960 to 11,571 square feet.

Median AED 8.49 million, ranging from AED 3.5 to 75 million. A twentyfold spread between the bottom and top lot makes the average price for the address a useless figure — this isn't one market, it's several.

Why the spread needs explaining

The average price per square foot across our lots is around AED 4,830. For Dubai Production City that's a high level, pulled upward by a few large lots rather than the complex's general level.

The practical takeaway: before comparing price, work out which sub-market your lot belongs to. A one-bedroom apartment at AED 3.5 million and a property at AED 75 million at the same address aren't 'the building got more expensive' — they're different types of property.

All twenty-six lots are listed at a discount, averaging 8.4%. For a resale market on a 2008-built complex, that's a normal picture: the price is set by the condition of the specific unit, not by a price list.

What to check in a building this age

First — engineering and general condition. The complex is nearly two decades old, and the lifts, façade, air conditioning and roof have already gone through, or are going through, a cycle of major works. Ask for the community's service-charge history over several years and its works schedule.

Second — exactly what's being sold. With this kind of spread in types and sizes, check both the unit's designated use and the title — older complexes sometimes have non-standard configurations.

Third — the district. Dubai Production City is working-belt development along the highway, with its own rental demand and no premium for address prestige. Base your rate and price per square foot on actual deals in this complex itself, not on nearby new-builds.
