A 20-storey resort-style complex in Dubai Production City with the longest payment plan we've reviewed: eight years, four of them after handover. The instalment is a choice — half a percent or one percent a month.
Eight years — what it actually means
Half the term falls after you get the keys. A payment of half a percent a month is a very light load, comparable to part of the rental income the unit itself could generate.
But eight years is longer than the average holding period for an investment apartment in Dubai. So the key question for the contract isn't about the instalment — it's about the exit: is assignment allowed before full payment, what's the fee for it, and is the developer's consent required.
The second question is what happens on late payment. The longer the schedule, the higher the odds that circumstances change; the penalty terms are worth reading before signing.
Choosing the payment pace
Two options — 0.5% or 1% a month — are unusual; developers typically offer a single scheme. The slower pace is cheaper in the moment but stretches out the obligation; the faster one frees up the unit sooner.
If you're considering resale, count not just the instalment but the point at which the unit becomes free of obligations.

Dubai Production City is a district with schools, nurseries and a mall; Jumeirah Golf Estates is about fifteen minutes away. The podium has an infinity pool and sports courts, with Bosch appliances included.
