Layouts and the handover date come from the developer's brochure in our archive.
Prices and payment plans from the same source are deliberately not published:
they are dated to when the brochure was issued and do not match today's prices.
I will send the current ones over WhatsApp.
Developer prices
These are the starting prices as of the date shown, not today's list: off-plan
they are revised several times a year, and more often upwards than down.

About the building
A residential building in Dubai Production City, currently under construction. Developer — Deyaar.
Specifications for Alder at ParkFive per Propsearch and the Dubai Land Department.
They describe the whole building, not the individual unit.
About the project
Alder at ParkFive is a residential building in Dubai Production City, handover is due Q4 2027.
The developer is Deyaar.
No lots from this project are in our database today. It is topped up every night, so listings for the building can turn up on any day.
The final phase of Deyaar's ParkFive community in Dubai Production City, with three golf courses nearby. One-bedrooms from 72 square metres start at $300,000, with the infinity pool set on the fifth floor.
What's for sale
One-bedrooms from 72 sqm — from $300,000, two-bedrooms from 112 sqm. The entry unit works out to roughly $4,200 per square metre — one of the lowest figures among the projects we've reviewed.
Kitchens are fitted, bathroom fixtures are premium, and some layouts include terraces, studies and maid's rooms. The last is rare in compact homes and noticeably widens the pool of family renters.
The final phase: what that changes
Alder closes out ParkFive's development. For a buyer that's more of a plus: the community's infrastructure was already built by earlier phases, so you're moving into a finished environment rather than a construction site.
The second effect is predictability. You can see what the developer's completed buildings in this same community look like, and judge build quality before the deal rather than from renderings.
What's around it
The community has Arabic sikka alleys, art installations and fountains; nearby are shops, restaurants, salons, a mall, schools and clinics. The podium has pools, lounges and co-working spaces.
Selling-side materials for the sales launch: sizes, prices, fit-out and community composition. The price per square metre is our own calculation.
Where it is
The pin is placed by district — I send the exact address on request.
Nothing in the stock for this project right now
Listings for Alder at ParkFive do not turn up every day. Message me — I will check the closed bases and suggest similar options nearby, in Dubai Production City.
The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.
The developer's brochure says Q4 2027. The date in the contract for a particular unit can differ — I check it before the deal.
Where is Alder at ParkFive?
Production City. Dubai Production City, formerly IMPZ: a printing and media zone with lakeside apartment buildings and low prices.
How much does an apartment in Alder at ParkFive cost?
No open lots for the building today. I will check the price of the layout you are after in the closed databases and send it with every cost of the deal worked out.
The RTA and Dubai Holding signed an AED 6bn (about $1.6bn) road programme: four new JVC access points with interchanges, double the capacity and 70% shorter journeys. Hessa Street phase two adds a 780 m bridge and a 480 m tunnel out of JVC. What it means for owners and buyers.
Deyaar is building DWTN (Downtown) Residences in Business Bay: twin 445 m, 111-storey towers with 522 homes — 432 apartments, 76 duplexes, 13 penthouses and a “Royal Palace”. From AED 1.86m with half due at keys. Construction began in January 2026; completion is quoted for 2029–2030.
A public company with a long delivery record and an in-house property management arm. Why the second part changes the ownership experience, and what to check in the buildings it runs.
Where this project stands today
I will send the available layouts, the real entry price and what owners and tenants actually say about the building — without the brochure language.
