Layouts and the handover date come from the sales-launch announcement; the date
of that announcement is shown next to the prices. It is what the developer
claimed at launch, not a registry record — off-plan, phasing and dates get
revised. I will send the current ones over WhatsApp.
Developer prices
These are the starting prices as of the date shown, not today's list: off-plan
they are revised several times a year, and more often upwards than down.

They describe the whole building, not the individual unit.

An off-plan Deyaar building in the Park Five community, Dubai Production City: 437 ft² studios and two-bedroom duplexes, handing over in Q4 2027.
What it is
IVY at Park Five is a residential building by Deyaar Development in the Park Five community in Dubai Production City; Alder, Neem and Ember stand in the same community. Under construction. Storeys and unit count aren't in our file.
The developer's availability list of 31 August 2026 had 13 units free: nine studios from AED 728,912 at 437 ft², one two-bedroom at AED 1,691,973 at 1,220 ft², and three two-bedroom duplexes from AED 2,437,152 at 1,815–1,832 ft².
Studios all of one size are a textbook buy-to-let product.
How the payments work
An offer on unit 210 dated 3 August 2026: a 1,821 ft² two-bedroom duplex with a lake view at AED 2,437,328. AED 30,000 reservation, about 9% on booking two weeks later, construction-linked instalments after that, and 70% on handover in Q4 2027.
Seventy per cent on handover means the bulk of the money is needed by Q4 2027. Buyers prepare for that payment well in advance, including through a mortgage.
Production City in our database: 10 lots, median AED 1.125 million, AED 1,433/ft². An affordable district with high percentage yields — but, as we say about it, don't count on capital growth.
Passport: developer Deyaar Development, status under construction, studios and 2-bedroom layouts (sales-launch announcement). Our stock as of 21 September 2026: 1 lot (price); Production City — 10 lots, median and price per square foot.

The RTA and Dubai Holding signed an AED 6bn (about $1.6bn) road programme: four new JVC access points with interchanges, double the capacity and 70% shorter journeys. Hessa Street phase two adds a 780 m bridge and a 480 m tunnel out of JVC. What it means for owners and buyers.
Where this project stands today
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
