The economics of a lot like this work differently from an ordinary apartment. Yield in percentage terms runs higher here, because studio rents don't fall as sharply as purchase prices do.
The cost of that is competition. The building holds four hundred similar apartments, and at rental time a tenant is choosing among them, while at resale you're competing directly with your neighbours.
