Sobha Hartland is a self-contained district with its own greenery and schools, wedged between Ras Al Khor and the canal. For a tenant that's a trade-off: Downtown isn't far, but the district has its own rhythm and there's no metro within walking distance.

At the time of this review, in spring 2026, the building was two to three months from completion — meaning a buyer was dealing with a nearly finished property and could count on rental income within the year.

The economics of a specific lot

The lot reviewed: a "one-and-a-half-bedroom" apartment — an extra room plus two bathrooms — 722 square feet (67 m²) on a high floor, priced at AED 1.36 million ($367,000).

Price per square foot: AED 1,883, roughly 10% below the most recent registered deals in the same building, which closed around AED 2,020. The discount was down to the seller's motivation, not the apartment's specifics.

Financing structure: a mortgage with 30% LTV against the final payment, with 70% of the price (about AED 948,000) due at the transaction and a monthly payment of around AED 2,562. The high upfront share is a direct consequence of the stage: the closer to handover, the more has already been paid to the developer.

Yield and what to check

A rental benchmark at the low end of the market in the building — AED 80,000 a year — worked out to a yield of around 6–7% annually. Factoring in the mortgage, rental income fully covered the monthly payment, leaving an estimated net surplus of around AED 34,600 a year.

The "one-and-a-half-bedroom" format is both the lot's strength and what makes it harder to value. The extra room lifts the rental rate above a regular one-bedroom, but there are few comparable listings in the building, so the rate has to be inferred from neighbouring formats.

The key check here is the same as in any pre-handover purchase: how many lots in the building will hit the market alongside yours. A building handing over in two to three months releases supply in a wave, and rates in the first six months after keys are usually below the projected figure.
