What to factor in
First — a fresh handover. Check the actual condition of the common areas and the mechanical systems: things that don't show up at the walkthrough surface in the first year of use.
Second — the first-year community service charge is usually lower than the actual cost; ask for the budget, not the current invoice.
Third — competition. 335 apartments, mostly compact, means that renting out yours puts you in direct competition with the neighbours down the hall.
Fit-out and handover
Apartments are handed over finished and furnished but without appliances, which the buyer adds. Materials from 2023–2024 gave completion as the end of 2025; the passport records it as finished in 2026, so it slipped slightly.
