Serene Gardens is a residential building by Prescott Real Estate Development on the border of Discovery Gardens and Al Furjan, across the road from the metro. The factsheet lists 12 storeys and 184 apartments, designed by Federal Engineering Consultants.
Prescott is a private Dubai developer working in the mid to upper-mid segment. A feature of its projects is handover with furniture and appliances included, which for a rental scenario means the unit is move-in ready without extra spending. At the time of this write-up the company had four completed projects.
The project is being delivered in phases: a spring 2026 breakdown covered a lot in the second phase — Serene Gardens 2. Both phases stand next to each other, from the same developer and in the same concept, so pricing and liquidity are comparable across them.
The lot examined: a 403 sqft studio (37.4 m²) on the seventh floor, furnished with Samsung and Bosch appliances, at AED 690,000 ($186,000). Price per square foot — AED 1,712.
Comparison with neighbours: a similarly classed Westwood by Imtiaz was going for AED 1,910/ft² — 11.6% more expensive — while Prescott's own Prime Residency 3 was priced practically the same. So the lot was bought at the going rate for its segment, with no premium.
Financing scheme: a mortgage with 40% LTV on the final payment, with 60% of the sum (AED 422,000) paid at signing and a monthly payment of about AED 1,660. The high share due at signing reflects the stage: the building is close to completion, with handover set for Q4 2026.
A rental benchmark was drawn from neighbours: comparable unfurnished units were letting for AED 60,000 and AED 54,500 a year, giving about 7.5% annually before leverage. A furnished studio typically lets for more than an unfurnished one, and it was exactly this gap the calculation was built on.
Factoring in the mortgage, the picture works out as follows: rental income fully covers the monthly payment, leaving a net surplus of about AED 30,600 a year — roughly 39% of the annual rent.
Liquidity was borne out by deals: since sales began, seven transactions have been registered across both phases, none below the purchase price. For a small project that's a meaningful signal — it means pricing in the building is holding.
Serene Gardens 2 went on sale in December 2023 with one- to three-bedroom apartments, all furnished and equipped. The developer then cited more than 17 years in the market and about 700 units delivered.
At launch, phase two was promised for Q2 2026; by spring 2026 completion was being given as Q4 2026 — a slip of roughly six months.
