Our one lot here costs AED 4.8 million at a price per square foot of around AED 1,965. The Downtown Dubai average is around AED 3,500, and at the district's branded towers it runs as high as AED 4,573 and AED 4,793.
In other words, the price per foot here is nearly half the district's, at a ticket price close to the median (AED 4.7 million). That reads unambiguously: this is a large apartment without a brand premium.
For a buyer who wants space in Downtown rather than a logo over the entrance, this profile is the best value in the district. The same money buys substantially more square footage.
