What kind of building this is
Park Lane is a multi-building complex by Emaar, ten storeys, in Dubai Hills Estate, designed by Dubai Consultants; landscaping is confirmed. Stage: under construction, handover on our lots is announced for Q3 2027.
The low storey count sets the project apart from the area's tower development: ten storeys means fewer apartments per core, and views into greenery rather than over neighbouring buildings.
Dubai Hills Estate is a large community between Downtown and the western part of the city, with a golf course, a park and a mall. It's a midpoint transport-wise: roughly equidistant from both business hubs.
What the numbers show
Our seven lots are 2- and 3-bedroom apartments from 1,040 to 1,523 square feet, priced from AED 2.05 to 3.63 million, at an average price per square foot of around AED 2,342.
For Dubai Hills that's a mid-market level. The range is narrow, less than double: the supply is homogeneous, and the lots are comparable to each other.
Four of seven lots are listed with a discount, averaging 8.5%. More than half the supply carries a discount with a year to handover — some buyers are exiting early.
What to factor in
First — the assignment arithmetic. The seller's price is added to the balance owed to the developer plus the reassignment fee.
Second — what the windows face. In a low-rise building within a built-up community, the view is set by orientation rather than floor: into the park, into the courtyard, or onto the next building.
Third — competition in the area. Dubai Hills is being actively built out, and by handover other buildings will be coming up nearby. On resale you'll be competing with them, not with the city market.

The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
