Vida Residences +117%: what the Dubai Marina project statistics actually show
The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.

Eighty-three storeys of twisting tower on Dubai Marina's waterfront. Damac, 2010, designed by Aedas — the same firm behind Cayan Tower across the water.
Ocean Heights is an 83-storey residential tower by Damac Properties, completed in 2010. The architecture is by Aedas, a London–Hong Kong practice.
The tower narrows toward the top and twists around a vertical axis — the same design logic, on a smaller scale, as Malmö's Turning Torso in Sweden, one of the best-known twisting towers anywhere. The move isn't decorative: the twist pulls the upper floors away from the neighbouring buildings and opens up a view of the water that would otherwise be blocked by towers standing close by.
Aedas built a second twisting tower in Marina — Cayan Tower, from 2013, where the twist runs a full ninety degrees. Ocean Heights is three years older and is generally seen as the trial run for the same idea.
Marina has 71 towers with a known storey count on record, and Ocean Heights ranks in the top ten by height.
It's worth knowing what makes up that top ten: half of it is still under construction or very recent, meaning the district's skyline is still being drawn.

Per propsearch building records. Marina 101 is listed as under construction with its completed floors occupied — the build has run since 2017.
Marina's median handover year is 2011, meaning the district was mostly built between 2005 and 2013. Ocean Heights is squarely from that generation.
In practice that means the engineering has fifteen years on it — check the elevators, façade and common areas, and ask the management company about the service charge rate (the annual, per-square-foot fee owners pay for building upkeep) and the history of capital works before signing.
The flip side of age is predictability. The building is fully occupied, the view from any given window can be checked in person, the neighbours are known, and there's little chance of a surprise new tower going up next door — Marina's waterfront is built out.
propsearch building record: 83 storeys, handed over 2010, developer Damac Properties, architect Aedas Ltd. The height table and the median handover year are calculated from the records of 71 Dubai Marina towers.
Damac Properties. The architecture is by Aedas Ltd.
83. The building has 310 m tall.
Yes. Ocean Heights was handed over in 2010 — it is ready housing you can live in or let straight after the deal.
Dubai Marina. The original high-rise waterfront: a dense forest of towers around a man-made marina, and still the busiest rental market in the city.
The database currently holds 2 lots in this project, from 2 490 000 AED; 1 of them priced below the market, the deepest discount 4%. Prices move every day, so it is worth asking for the current list for this building.
What has been written about the building, its developer and Dubai Marina
The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.
A district designed from nothing on a Vancouver waterfront model, built between 2003 and 2008. The numbers behind it, and what a fully man-made location tells you about how value is created in Dubai.
A developer with buildings on both sides of Sheikh Zayed Road. The two districts look interchangeable on a map and behave differently — here is what the price gap actually buys.
A Dubai Marina tower from 2011. In buildings owned mostly by absent investors, decisions stop being made — and the symptoms are visible in an afternoon if you know them.
A Dubai Marina tower completed in 2023. Much of the stock in a newly delivered building is sold on by off-plan investors — and buying from one is its own transaction.
A Dubai Marina tower completed a few years ago. Buildings at this age go through a predictable event that shapes their prices — and it is a buying opportunity if you can see it.
A tall branded tower under construction in Dubai Marina. Infill development in a built-out district has a particular economics — for the buyer and for the neighbours.
The property arm of a large regional engineering and contracting group, with towers in the Marina and on the Palm. What an engineering parent means in a delivered building.
A smaller developer with a mid-2000s Dubai Marina building. Most towers are not landmarks, and valuing an ordinary one is a different exercise — here is how it works.
I will send the available layouts, the real entry price and what owners and tenants actually say about the building — without the brochure language.
