Our own stock carries two listings: two-bedrooms around 2951 square feet at AED 5.2 million (~$1.42M) and AED 6.99 million (~$1.90M), both ready. Nearly three thousand square feet for two bedrooms is a very generous layout — nothing that size gets built in the district's newer towers.

Dubai Marina in our database is 266 lots, with a median of AED 3.7 million (~$1.0M) and an average area well under three thousand square feet.
A two-bedroom at 2951 square feet is the kind of area that gets four bedrooms in the newer towers. Marina's early development followed different standards: fewer units per floor, more square feet per apartment.
That's what makes a lot like this specific: expensive in absolute terms, moderate per square foot. The buyer here is paying for space, not for address or newness.
