On a horizon like this, the main risk isn't price, it's timing. What needs checking isn't the promise but the mechanics: the project's registration with the Land Department (the Dubai Land Department, DLD, which registers the sale), the escrow account (funds held by a regulator-approved trustee and released only as construction milestones are met), a payment schedule tied to construction milestones, and what the developer is contractually bound to deliver.
The second question is the surroundings by 2029. Eleven active builds are underway in the Marina right now, including the 125-storey Six Senses. Nobody today knows what the view from the window will be at handover, and that has to be accepted as a given, not treated as a risk you can check off in advance.
