Two hundred and eighty apartments over forty-seven storeys works out to around six per floor. That's the middle of the scale for the Marina — denser than the spacious first-wave buildings, and noticeably roomier than the investment towers with hundreds of compact lots.
The same developer has Mada'in Tower in the district, a 71-storey building handed over the same year, 2017. Two buildings from the same company, in the same district, from the same year, make for a convenient comparison when choosing between them.
The median handover year across the Marina is 2011. A 2017 building belongs to the second wave: by then the district was already built out, and new towers went up on whatever plots remained.
The practical consequence is the plot's position. Second-wave buildings more often have their views blocked by neighbours, but the engineering is ten years newer, and energy-efficiency and finishing standards were higher at the time of construction.
