Madinat Jumeirah Living is a Dubai Holding residential quarter in Umm Suqeim 3, architecture by DSA Architects International. In the property record it's described as a quarter-scale development: several buildings under one concept, not a single building.

The quarter was built facing the Madinat Jumeirah resort complex, across the road from Burj Al Arab. The architecture echoes the resort's style: low sand-coloured blocks, wind towers, courtyards and pedestrian streets.

It's a rare environment for Dubai — low-rise, courtyard-based, set apart from the tourist flow, and yet within walking distance of the Jumeirah beaches and Souk Madinat.

What the numbers show

Our nine lots are 1–4 bedroom apartments from 772 to 3,381 square feet, priced from AED 2.05 to 10.5 million, at an average of about AED 3,000 per square foot.

AED 3,000 per foot for a quarter facing Burj Al Arab is a level comparable to a good Downtown address and noticeably below beachfront clubhouse buildings. What you pay for here is the environment and location, not height and view.

All nine lots are listed with a discount, averaging 8.9%. That's a notable figure for a completed quarter: negotiation is possible on nearly every lot.

What to check

First, the view. In a low-rise development it's determined not by floor but by window orientation: facing Burj Al Arab, the courtyard, or a neighbouring block. The price difference between them is significant.

Second, the service charge. A quarter with courtyards, pools and landscaping costs more to maintain than an ordinary building; ask for the annual per-square-foot figure before the deal.

Third, rental rules. Short-term rental is usually restricted in quarters like this; check the community's rules before calculating yield.

Phases and how they were sold

The district is being built in phases by Meraas (part of Dubai Holding), and new buildings are allocated at launch by ballot: taking part required an EOI, from $10,000 (about AED 37,000) in 2023. The whole district is compact, around 0.36 km².

The sequence so far: Asayel is the completed part, with a pool, gym, concierge and a rooftop barbecue terrace; Elara launched in autumn 2023; Lamaa was expected in late 2025 when marketed in 2024, and keys for Lamaa 1 were being handed over in Q2 2026. The ten-storey Riwa launched in April 2024 from roughly AED 2.35 million ($639,000), with handover in Q3 2027.

In October 2025 Meraas launched Nourelle, the district's first tower in a contemporary style. For a buyer this means the district is not finished: new buildings will keep going up next to the lived-in ones for several more years.
