What kind of building this is

Jomana is a residential building in the Madinat Jumeirah Living quarter, architecture by Astbury Shepherd Gilmour. The project passport lists 41 residences: an intimate format, and that shapes everything else.

Madinat Jumeirah Living is built opposite the Madinat Jumeirah resort complex, across the road from Burj Al Arab. Development is low-rise, in an Arabian style, with internal courtyards and pedestrian streets — a setting Dubai has almost nowhere else.

Our eleven lots are 1–4 bedroom apartments ranging from 822 to 3,115 square feet, all at the construction stage.

What the numbers show

Prices run from AED 2.25 million to AED 10.5 million at an average of around AED 3,062/ft². The nearly fivefold spread comes from the mix: one-bedroom to four-bedroom units in one building of forty-one apartments.

One out of eleven lots is listed at a discount, at 22% off. That's not a market level — it's a single motivated seller, and no general discount for the building should be drawn from it.

The other ten lots carry no reduction. That's expected in a 41-apartment building: supply is finite, and sellers have no one within the address to compete against.

What to factor in

First — a thin market. Forty-one apartments means only a handful of deals a year and no stable exit price. A lot has to be valued against neighbouring buildings in the quarter, not against the building's own history.

Second — liquidity. The flip side of that same intimacy: selling here takes months. The format suits a buyer with a long horizon, not a speculative position.

Third — the quarter's rules. Short-term rental in Madinat Jumeirah Living is typically restricted; find out the community's rules before calculating yield.
