Layouts and the handover date come from the developer's brochure in our archive.
Prices and payment plans from the same source are deliberately not published:
they are dated to when the brochure was issued and do not match today's prices.
I will send the current ones over WhatsApp.
Developer prices
The developer's last quote in our materials is dated 11 February 2026,
which is more than 6 months old, so the sums are not shown
here. I will send the current price list and availability over WhatsApp.

About the building
A residential building in Dubai Maritime City, currently under construction. Developer — Beyond Developments.
Specifications for Kanyon per Propsearch and the Dubai Land Department.
They describe the whole building, not the individual unit.
About the project
Kanyon is a residential building in Dubai Maritime City, handover is due Q2 2029.
The developer is Beyond Developments.
There is not a single lot in this project in the database right now — it is refreshed every night, and listings here appear and go.
Kanyon is a Beyond Developments tower under construction in the Forest District of Dubai Maritime City, handover Q2 2029; the developer's remaining inventory is almost entirely two-bedrooms.
What it is
Kanyon is a residential building by Beyond Developments in Dubai Maritime City, under construction, with handover per the brochure in Q2 2029. Payment plan 50/50.
The developer pitches it as a resort-style product in the greenery of Forest District, aimed at rental yield and younger buyers. That is Beyond's framing, not our assessment.
The latest quote in our materials dates from 11 February 2026 and is more than six months old, so we don't publish the figure — ask for the current price list.
What was left in inventory
Per the 11 February 2026 mailing there were 22 available units, 21 of them two-bedrooms of 1,273–1,649 ft². The single three-bedroom was 2,267 ft² with a maid's room.
Floors on the list ran from the 3rd to the 39th, and views differ: six units look at forest and ocean, five at skyscrapers and the bay, three at forest only. Same bedroom count, very different liquidity.
Soulever Tower 1 by the same developer stands nearby on the peninsula; according to Beyond, Kanyon's entry price is higher than at its neighbouring buildings.
The district
Dubai Maritime City is a reclaimed peninsula between Port Rashid and the docks, with water on three sides and a working maritime cluster next door. No neighbour can build over the outer waterline here.
Our stock has 19 lots in the district, all under construction: median about AED 2.25 million, entry from AED 1.07 million, AED 2,827/ft².
Developer materials: Beyond's mailing to brokers dated 11 February 2026 (22 units remaining, sizes, floors, views, 50/50 plan, handover Q2 2029). Our stock as of 21 September 2026: no lots in the project; Dubai Maritime City statistics.

Nothing in the stock for this project right now
Lots for this project come and go, and the stock is topped up nightly. Message me — I will look through the closed bases and find the closest alternatives in Dubai Maritime City.
The final payment on this building falls in 2029 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.
The developer's brochure says Q2 2029. The date in the contract for a particular unit can differ — I check it before the deal.

Dubai Maritime City. A reclaimed peninsula between Port Rashid and the Drydocks: central waterfront on three sides, with a working marine industry as the neighbour.
How much does an apartment in Kanyon cost?
There are no open listings for this building in the database right now. I will check the price for a particular layout against the closed databases and send it with the deal costs worked out.
PASSO on Palm Jumeirah, Arancia Yards in City of Arabia and Soulever in Dubai Maritime City are all built by the same developer, BEYOND, yet each draws a different kind of investor. Why one brand does not mean one buyer profile.
A peninsula between two harbours, planned as a hub for shipbuilding and ship repair, with residential towers on the same land. Here the neighbours matter more than the view.
