Apartments: one-bedroom from 72 m², two-bedroom from 108, three-bedroom from 152. Duplexes: three-bedroom from 269 m², four-bedroom 444. Simplexes are listed as a separate line.

This kind of line-up means the building is assembled for different buyers at once: from a rental investor with a one-bedroom to a family that needs a duplex. On resale that's a plus — the pool of buyers is wider.

Who the developer is

BEYOND is a division of OMNIYAT, which operates in the top segment. On deals above AED 15 million the company ranks second in the city: around 212 deals worth AED 6.5 billion over seven months, average ticket around AED 30 million.

The practical takeaway: the developer has experience and a reputation specifically in the high-end segment, but pricing here matches that. Discounts and long payment plans are usually absent in projects like this.

The island and the concept

The community is built around the Japanese idea of ikigai, with an emphasis on connection to nature. Stated resident amenities include a six-kilometre beach, 140,000 square metres of greenery, jogging and cycling tracks, a marina and top-category hotels.

On the shared podium: pools, cabana shelters, fireside lounge areas, landscaped terraces and gardens. Kitchens come equipped, and sea views are stated from the windows.
