For the project to make sense for an investor at this entry price, rents would need to reach AED 300–350 per square foot. Whether companies of that profile are willing to pay that much is an open question.

For a buyer, that settles the question of provenance: the tower is backed by a group with a record of delivered premium housing, not a newcomer. The office product still has to be judged on its own merits, though — Omniyat's track record is mostly residential and hospitality.
