Hotel apartments are a different product

Apartments attached to a hotel sell under different economics: income usually runs through the management company under a rental program, with the owner receiving a share. That's not the same as renting out the apartment yourself.
Three things need checking. The program's terms: what share the owner receives and how occupancy is calculated. Restrictions on personal use: under many schemes the owner can occupy the unit only for a limited number of days a year. And the term of the agreement with the brand.
The premium per square foot here is paying for the service and management, not for the floor area. If you plan to live there yourself, that premium works against you. It is the same trade-off buyers weigh in hotel-branded towers in Miami or Manhattan — paying for management and brand, not extra floor space.
