Jumeirah Luxury is a residential cluster in Jumeirah Golf Estates, 165 homes according to the directory, completed in 2021.

Jumeirah Golf Estates is a community built around two championship courses, Earth and Fire, designed with input from Greg Norman. It is one of the city's most established golf addresses, with a mature setting and a stable resident base.

Our four lots are four-bedroom townhouses and villas ranging from 2,820 to 3,436 square feet, all ready for occupancy.

What the numbers show

Prices run from AED 6.98 to 8 million at an average price per square foot of about 2,297. The range is narrow — under one and a half times — showing a fairly uniform offering.

The neighbouring golf village Victory Heights prices at AED 2,486 per square foot: two different communities, and a gap of just 3% in price per square foot.

All four lots are listed at a discount, an average concession of 5.5% — a moderate figure typical of a market with steady demand.

What to check

First — the position relative to the course. In a golf community that's the biggest price driver after the size of the house, and listings don't always state it.

Second — plot size, separately from the house's floor area.

Third — the community service charge. Golf communities cost more to maintain than average — courses, landscaping, security. Ask for the annual per-square-foot figure before signing.
