Jasmine Lane is 138 three-bedroom townhouses in Jumeirah Golf Estates, Elie Saab’s first project in the community. It launched from AED 3.68m and was handed over in summer 2024; resale asking prices now start at AED 5.95m. Who Durar is, and what the project shows about branded low-rise homes.
Most of Dubai's branded residences are towers. Jasmine Lane is a village: 138 three-bedroom townhouses in Jumeirah Golf Estates with interiors by the Lebanese fashion house Elie Saab. It was the brand's first project in the community and one of developer Durar's best-known in Dubai.
The project has now gone through the full cycle — off-plan sale, handover, move-in and resale — which makes it a useful test of how a designer brand behaves in low-rise housing.
Who Durar is
Durar is a Dubai group that traces its roots to the RKM holding founded in 1985 and has been developing since 2008. Its portfolio mixes homes, warehouses and offices; its landmark in Dubai is J One in Business Bay, twin towers with a wave-like facade near Burj Khalifa. At the time of writing, the cheapest Jasmine Lane house in our listings database is asking AED 5.95m. Asking prices are not transaction prices, but the gap to launch is clear — and it reflects the broad rise in Dubai villa and townhouse values in 2023–2025 as much as the brand.
What the project shows
In low-rise housing a designer name works as an interior licence, not a hotel service. There is no brand-run management on site and service charges are in line with the community, which makes the homes straightforward for families but caps the resale premium the brand alone can command.
The real value driver is Jumeirah Golf Estates itself: a mature community with golf courses, schools and finished infrastructure, where almost no new townhouses are being built. Scarcity in places like this supports prices more than a name on the gate. On resale, compare position within the village — green views or road, distance to the clubhouse — and the condition of the finishes, which need the same upkeep as any other after a few years of use.
