What kind of community this is

Victory Heights is a villa community within Dubai Sports City, developer Dubai Sports City, completion year 2010. The directory describes it as a neighbourhood-scale development: several clusters around The Els Club golf course.

The community is sixteen years old, making it one of the most mature villa communities in the city's central area. The trees have grown in, the infrastructure works, and the resident mix has settled.

Our eight lots are townhouses and villas with 4 and 5 bedrooms, sized from 3,574 to 10,610 square feet. That's a threefold spread in size.

The lowest discount in our sample

Prices range from AED 4.49 to 20 million, at an average price of about AED 2,227 per square foot. All eight lots are listed with a discount, but the average concession is 3.9% — the lowest of any address we've covered.

That's a telling figure. A low discount across full coverage means sellers are adjusting price only symbolically: buyers for houses like these exist, and there's no need to discount.

The reason is likely the format's rarity: there aren't many mature golf communities with grown-in greenery in Dubai, and new communities of this environmental quality don't arrive until at least ten years after handover.

What to check in a 2010 community

First — condition and the scope of investment. Sixteen years means some homes have already been renovated and some haven't; the gap in fix-up cost between outwardly similar villas is the widest we've seen anywhere.

Second — approval of alterations. In communities this age, extensions and layout changes are common, and liability for unapproved ones passes to the buyer.

Third — position relative to the golf course and plot size. Both affect price more than the house's own floor area, and listings typically don't state them.
