The only lifestyle-branded building in Dubai Hills Estate: the HYDE brand from Ennismore, managed by Accor, interiors by Bishop Design, handover in Q1 2027. The project sold out more than a year before that.
HYDE is Ennismore's lifestyle brand, part of Accor. In Dubai Hills Estate it's the only branded residential project of this kind: the area was developed by Emaar as a family community, with a golf course, a park and a mall, not as a venue for branded residences.

The practical part of the brand, not the marketing part: the building is managed by Accor, and owners get Platinum status in the Accor Live Limitless programme — with upgrades and discounts at more than five thousand hotels. That's a real, if non-monetary, part of the deal.
The building is sold out. Entry at launch pricing is closed, and the only routes in are assignment or a secondary-market offer. That changes the whole mechanics of the purchase: the price is negotiable, the seller is private, and the commission and settlement process need to be worked out deal by deal.
A market benchmark from August 2026: secondary listings for three-bedroom units started at roughly AED 6.5 million. Specific assignments turned up noticeably lower too — for example, a 154.7 m² (1,665 ft²) unit with a park view was offered at AED 5.27 million with an individual 30%-before-handover payment plan.
Figures like these aren't a price list, just a one-off offer from a specific seller on a specific date. The only way to tell whether that's expensive or cheap is a pull of registered transactions for the building, not a comparison against listings.
The area is a joint project by Emaar and Meraas between Al Khail Road and Umm Suqeim Road, with a championship golf course, a park, schools and Dubai Hills Mall. This is already a working environment, not a promise: the infrastructure is built and occupied.
For a branded building that matters more than it seems. The main risk with branded residences is ending up as the only quality asset in an unfinished surrounding. Here the surroundings are ready, and the building's value doesn't rest on the name on the facade alone.
