The Marina's most expensive square foot
Our five listings run from AED 10.25 million (~$2.79M) to AED 15.35 million (~$4.18M), at a price per square foot around AED 7,420. The Dubai Marina average is AED 2,625; Palm Jumeirah is AED 5,298; Business Bay is AED 4,900.
That makes the square foot here pricier than the Palm's and almost triple the district rate. That's the market's price on a combination the Marina almost never offers: a high-rise building with its own beach — a pairing that, elsewhere, would put it closer to Miami's ultra-luxury beachfront towers or Monaco than to a typical high-rise district.
The practical takeaway: district statistics don't apply to this building. The Marina's 214 lots are mostly about apartments in the AED 3–4 million range; buyers for a residence at fifteen million take longer to find here, and the market's depth doesn't help with that.
What to check
First: the beach's status — who owns it, who maintains it, and whether outsiders have access. The answer affects both day-to-day life and the fee level.
Second: the construction stage. The building is under construction, and at this price level the wait becomes a significant part of the purchase economics.
Third: what gets built nearby. The Marina's shoreline is densely built up, and the view from the lower and middle floors could change.

In January 2024 the entry price was quoted from USD 2.99 million — about AED 11 million, in line with the lower end of our current range.
