Expo City Dubai: living on the site of a world exposition
The master developer turning the World Expo site into a permanent district. What a legacy site starts with that a normal master plan does not — and the one question that decides it.

Layouts and the handover date come from the sales-launch announcement; the date of that announcement is shown next to the prices. It is what the developer claimed at launch, not a registry record — off-plan, phasing and dates get revised. I will send the current ones over WhatsApp.

Specifications for Expo Sky Residences as published by the developer — the project is under construction, so there is no Land Department record yet. They describe the whole building, not the individual unit.

A residential quarter on the former World Expo site: apartments from 84 m², a 10% down payment, and half the price on an instalment plan for up to five years after handover. District infrastructure was 85% ready at launch.
Expo City is a permanent district that grew out of the World Expo site, with a planned capacity of up to 300,000 residents. It's built on a pedestrian-first environment and sustainability principles: high-efficiency power and water systems, waste recycling.
The apartments look out onto landscaped gardens, the central plaza dome, and the park — in other words, onto the preserved Expo legacy rather than neighbouring towers.
One-bedrooms are 84–93 m², two-bedrooms 123–136 m², three-bedrooms 195–197 m². Sizes are noticeably above what's typical for the mid-market segment.
The payment plan is unusually soft: a 10% down payment plus the registration fee, 40% during construction, and 50% after handover on an instalment plan of up to five years. Half the price is paid once the unit can already be rented out.
At launch the claims were: a five-minute walk to the metro station, 85% readiness of district infrastructure, and a major mall opening within three months. The district is part of the city's master plan and holds free-zone status.
The 30–40% price-growth forecast by completion, floated at launch, is the seller's own estimate. What can actually be verified is the transport, the infrastructure readiness, and the zone status; the expected percentage isn't part of that.

Ask about this projectThe final payment on this building falls in 2026 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
Already been invoiced, or missed the date? That is not a dead end either — write and we will look at what the developer will accept.

What has been written about the building, its developer and Expo City Dubai
The master developer turning the World Expo site into a permanent district. What a legacy site starts with that a normal master plan does not — and the one question that decides it.
Exposition sites usually decay after closing — it is nearly a rule. Dubai converted its into a permanent district, and the reason it is growing is the opposite of the usual Dubai story: the infrastructure came first.
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
