The price per square metre stays flat: around $6,100 for the one-bedroom, $6,000 for the two-bedroom, and $6,000 for the three-bedroom. You can choose the format by need rather than economics — there's no size premium here.
Kitchens and wardrobes come built in, with finishes in warm tones. The townhouses have their own rooftop terraces.
The metro next door is the main argument
Direct metro access means more for Dubai housing than it might seem: this is a car-oriented city, and walking distance to a station immediately widens the tenant pool to people without cars.
It usually shows up as a few extra percentage points on the rental rate, and more visibly in how fast a unit rents out: these lots tend to go faster than their neighbours.
What's around it
Expo Living is built around the World Expo's legacy; some apartments are advertised with views of Al Wasl Plaza. A mall, the Expo City exhibition complex, shops, and restaurants are all within walking distance.
The shared podium has a pool with lounge areas and landscaping; the roof has a gym and a padel court.
