Expo Valley is the villa section of Expo City Dubai, a district that grew out of the World Expo site. The project passport lists 532 units and three design firms — Arif & Bintoak, Buro Kling, and U+A Architects; confirmed infrastructure includes parking and landscaping.
Expo City is conceived as a sustainable urban community: a pedestrian-first environment, green corridors, and engineering focused on energy efficiency. Villa development inside a district like this is a rare format, because such communities are usually pushed out to the outskirts rather than woven into the urban fabric.
Our sixteen lots are townhouses and villas with 3, 4, and 5 bedrooms, sized from 1,884 to 6,995 square feet, with a listed handover of early 2026.
Prices run from AED 4.25 to 14.4 million with a median of AED 7.48 million. The average price per square foot is around AED 1,881 — higher than in outlying villa communities and lower than in coastal ones.
The median sits roughly in the middle of the range: the community's market is balanced, with expensive and cheap lots in roughly equal measure.
All sixteen lots are listed at a discount, averaging 9.4%. For a project nearing completion, that's a notable figure and a sign that some buyers are exiting before handover.
First — the district itself. Expo City is developing on plan, and the key question is pace: how much of what's promised is already operating, and what will be in place by the time you move in. The answer shapes both day-to-day comfort and the rental rate in the early years.
Second — transport. The district is connected to the city by the Red Line metro, a real advantage over villa communities with no rail link: it widens the tenant pool.
Third — plot size. In a community where sizes vary almost fourfold, a house price without the plot size means nothing; ask for both figures.
In July 2024 Expo Valley opened sales of building plots from 696 to 1,161 m², with adjoining plots allowed to be combined for a larger home.
The project is planned at 532 homes in total — villas, townhouses and apartment buildings — and on completion is meant to be one of the greenest communities in the UAE.
