That is different from what we saw in the Marina, where the hotel-brand JW Marriott traded at 3,856 (~$1,050/ft²) against an area average of 2,588 (~$705/ft²) — a premium.
The difference is brand tier and purpose. JW Marriott is an international hotel brand with a rental programme; Damac Maison is the developer's own in-house serviced line, and the market prices it as ordinary housing with a higher fee attached.
The practical takeaway: the word "serviced" in a listing does not mean a premium by itself. What matters is the price per square foot and the service charge (the annual per-square-foot fee for building upkeep), not the name of the brand.
