Marina Star was sold as a completed project — not a hole in the ground, not a render, but a built building you could move into. In Dubai that's a distinct kind of deal: you see what you're buying, and you can start renting it out immediately, with no three-year wait.
The building stands directly on Marina Walk, the district's pedestrian promenade. Advertised features include a rooftop infinity pool, sauna and hammam, a gym; apartments come with an oven and fridge already fitted.
The developer specifically highlighted the layouts as large: a studio around 500 sqft, a one-bedroom around 800, a two-bedroom around 1250. For Marina, where a 380–420 sqft studio is the norm, that's noticeably roomier.
January 2024 prices: studios AED 1.6–1.9 million (~$440K–$520K), one-bedrooms AED 2.2–2.7 million (~$600K–$740K), two-bedrooms AED 3.2–3.8 million (~$870K–$1.03M). Booking deposit AED 30,000.
The payment plan for a completed building was unusual: 65% as the first instalment and 35% over the following 18 months. So there is an instalment plan, but most of the sum is due upfront — closer to buying a completed home with a deferral than to a typical off-plan structure.
Post-handover plans, waiver of the Land Department fee (normally paid to the Dubai Land Department, DLD, to register the sale), and mortgage availability were also advertised separately — a combination that's uncommon for completed buildings.
In spring 2023 the 25-storey building next to Bluewaters was selling from USD 435,000, with handover stated for July 2023; the line-up ran from studios to two-storey penthouses.
By December 2023 the entry price had risen to USD 460,000, and duplex villas were offered alongside the apartments. An entry price that climbs around handover is normal for a finished building in the Marina: once the keys are out, buyers pay for something they can walk through.
