Who the operator is, and what that changes
Cheval is a British serviced-apartment operator, based in London, with more than 35 years in the business: fully equipped apartments in premium locations, hotel-level service. The broker placed it between Marriott and Four Seasons — that's their read on the segment, not an official classification.
For a buyer of a branded residence, what matters isn't the name on the building but the management agreement: who maintains the building, at what rates, what's included in service, and on what terms you can rent the apartment out through the operator. All of that is in the documents, not the announcement.
The developer is AVENEW. The building is announced at 99 units, G+7 with a usable rooftop: a low-rise club format, not a tower.
Launch prices and terms
At launch: one-bedrooms AED 2.8–4 million, two-bedrooms AED 5.1–7 million, three-bedrooms AED 8–14 million. Payment plan 50/50 — half during construction, half on handover. The service charge is announced at AED 35–38 per square foot per year.
The service charge deserves separate attention here: AED 35–38 is the level of a branded building with hotel-style service, and it eats a noticeable share of the yield in a return calculation. Calculate after it, not before.
Three days after launch, the building was described as 70% sold. That's the selling side's own claim, not a developer report; with claims like this it's worth asking how many lots — and of which types — are actually still available right now.
Location
Dubai Islands is Dubai's last major island development, and its waterfront cluster is still forming. Direct beach access 85 meters away is a strong position within the island.
The flip side is the same as for the whole island: neighboring plots will keep being built for years after this building is handed over, and what looks like the surroundings on the render will be a construction site by 2029.
