What it is
Burj Capital is a commercial building in Business Bay: five basement levels, ground, three parking levels, 26 office floors and a roof, on a 62,735 ft² plot. Status: under construction, with handover in March 2029 per the developer's list.
Octa Properties sells it, Centurion Capital One Properties builds it; the architect is HKS and the engineering consultant Datum Engineering Consultants. Octa circulates the availability lists, but by its own materials the building isn't Octa's — in the deal documents, it matters who is the seller and who is the developer.
From the developer's technical sheet: 4 m ceilings from the 2nd to the 24th floor, 4.3 m on the 25th and 5.2 m on the 26th, a 7.6 m lobby, fifteen passenger lifts plus one service lift, and 717 parking spaces.
Reading the inventory
As of 7 September 2026, 78 units remain: 74 of type Office-T from AED 2,580,000 at 742–2,330 ft², and four of type Office from AED 3,980,000 at 758–759 ft². The entry price hasn't moved since early July.
Don't compare the two types on gross area: nearly a third of an Office-T is balcony, while Office units have none. On usable area, Office works out at about AED 5,250/ft² against AED 3,480 for the cheapest Office-T.

What an office costs beyond the price
The offices are sold shell and core — bare walls and connected services, with no floor, ceiling, partitions or in-unit ventilation. Fit-out is entirely on the buyer and needs its own budget line.
The developer estimates the service charge at AED 20/ft² — an estimate, not an approved rate. Parking is allocated by ratio: one space per 50 m² of office and per 70 m² of retail.
Launch and payment plan
The project came to market in summer 2025 with an entry price of about AED 3.2 million ($871,000). The plan was 50/50 through the end of 2028: a first payment of roughly AED 768,000, then instalments of about AED 160,000 every six months.
Also announced at launch: a VIP entrance, a yoga zone, a gym, lounges, a café and meeting rooms for tenants, restaurants and retail on the ground floor, and parking included with each office.
