What it is
Trio Isle is an Octa Properties residential building on Al Marjan Island, the same island where the Wynn casino is being built. The passport comes from the launch announcement: one-bedrooms, two-bedroom plus and three-bedroom plus — enlarged layouts with the same number of bedrooms.
On the availability list of 7 September 2026: 36 one-bedrooms of 682–1,232 ft² from AED 1,848,000, 9 two-bedroom plus of 1,000–1,733 ft² from AED 2,397,888, and 13 three-bedroom plus of 2,191–3,576 ft² from AED 5,698,888.
What the inventory movements say
On 29 June, 54 units were available; by 31 August only two of each large format were left, and the three-bedroom entry had risen to AED 6,409,000. In the week to 7 September the inventory grew to 58 and the entry went back to AED 5,698,888 — that's units returning to sale, not demand.
The view is priced explicitly: a 686 ft² one-bedroom facing the island is AED 1,893,000; the same flat with a sea view is AED 2,146,000.
A 60/40 plan: 60% is paid before handover and the keys are released at that point; the remaining 40% goes in twenty quarterly payments of 2% over five years.
Resale below the developer
As of 21 September 2026, our stock has four lots below market: one-bedrooms at AED 1,550,000 (699 ft²), 1,780,000 (721 ft²) and 1,800,000 (650 ft²), and a three-bedroom of 2,148 ft² at AED 4,370,000. All are below the developer's starting prices for their format.
