Worth a separate note on data quality. For the neighbouring Bluewaters Residence 1 listing, the size field in our stock is filled in incorrectly, so a price per square foot can't be calculated for it. Here, sizes are plausible and consistent with bedroom counts, so the figures are given.
What to factor in
First — a narrow market. The island is small, deals are few, and there's no stable exit price. You'll have to look to neighbouring buildings and to JBR across the strait for benchmarks.
Second — orientation. Some apartments face open sea and the Palm, others face JBR and the island itself. The price difference is significant and persistent.
Third — seasonality. Bluewaters is a tourist spot with an observation wheel, restaurants and beach clubs. For a landlord that means high seasonal demand; for a resident, it means crowds on weekends.
