Our stock holds two listings: units of around 1,990 square feet, priced from AED 10.3 to 14 million, at AED 6,070 per square foot.

Almost the same price per square foot as neighbouring Building 2 — 6,073. The island's buildings were built at the same time, to the same project.

Buildings 2 and 4 match almost exactly on price per square foot, Building 7 is 20% more expensive, and Bluewaters Bay is half the price.

Why Bay is cheaper than Residence

Bluewaters in our database — 149 lots, median AED 10.7 million at an average price of AED 6,717 per square foot.

The island has two distinct products. Bluewaters Residences are the low-rise buildings from 2018, right at the water. Bluewaters Bay is a later, taller project, and it goes for AED 3,729–3,934 per square foot — half the price.

The difference comes from the same factors as everywhere else: position relative to the water and the year built. But here it's especially visible, because the island is small and everything can be seen from one vantage point.

The practical takeaway for a buyer: on Bluewaters, the project name matters more than the address. "Buying on Bluewaters" can mean either AED 3,700 or AED 7,200 per square foot.
