Bluewaters is a reclaimed island facing Dubai Marina, built low-rise: almost every building on it is nine storeys. The island's landmark is the Ain Dubai observation wheel.

Buildings on the island vary by nearly double in price per square foot — from AED 3,729 to AED 7,262. The difference comes down to position relative to the sea and the Marina.

The most expensive district in the city by price per square foot

Bluewaters in our database — 149 lots, median AED 10.7 million at an average price of AED 6,717 per square foot. That's higher than every district we've calculated: Palm 4,781, Emaar Beachfront 4,578, DIFC 4,086, Downtown 3,720.

The reason is built-in scarcity. The island is small and fully built out — there will be no new buildings here. Low-rise construction adds to that: nine storeys means few apartments across the whole island.

That, not the finishes or the brand, is what holds the price up. And it's also what makes the market predictable: supply won't grow, because there's nowhere left to build.
