Buildings from 2010–2016 in this district cost half as much per square foot as the new towers. That's the reverse of what we've seen outside the city, where older communities cost more than newer ones.

The reason is that in the mass apartment segment, only the building ages. No surroundings form around it that would gain value over time: JVC was dense development without parks or waterfronts, and it still is.

The practical takeaway for this district: there's no point buying old here for a "mature environment" — the environment doesn't mature. People buy here for square footage per dirham.
