A 19-storey building in Al Jaddaf ten minutes from Dubai Mall: one-bedrooms from 50 square metres and a single three-bedroom penthouse. Three infinity pools on the roof, handover stated for Q4 2028.
For sale: one-bedrooms from 50 m² at prices from $306,000, and a three-bedroom penthouse of 218 m² at $1.749 million.
The gap between the two formats is fivefold in price and fourfold in size, with nothing in between. That works out to about $6,100/m² for the one-bedroom and about $8,000 for the penthouse. The premium for the top floor and the creek view here runs at about a third.
The building is almost entirely one-bedrooms — that's a rental product. Your neighbours will mostly be tenants rather than owners, and it's worth being ready for that if you're buying to live in yourself.
A simple scheme: 10% on booking, 40% during construction and 50% at completion. Half the sum falls due at handover — at the end of 2028.
Given that structure, it's worth checking early whether a bank will lend against this specific project: if so, the final 50% is closed with a mortgage and the scheme becomes convenient; if not, the money needs to be on hand.
Al Jaddaf is a waterfront district with a promenade and a marina, five minutes from the metro as stated. Around it are parks, an arts centre, a library, five-star hotels, schools, clinics and shopping centres.
The building's roof holds three infinity pools, gardens and lounges overlooking the water; inside are a cinema, a fitness centre, a sauna and steam room, a conference room, shops, cafes and children's play areas.

Ask about this projectThe final payment on this building falls in 2028 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
