Al Barari is the greenest of Dubai's communities: botanical gardens, canals, low density. It's also cited in brokerage comparisons as the price-per-square-foot ceiling for the whole green cluster of Dubailand — around AED 3,000 versus AED 1,450–2,000 for its neighbors.
That's how the project was described in the materials: the final phase of Al Barari. If that's accurate, further supply within the community is physically capped — there's no more land for new phases.
Twenty-three houses for the whole project means a boutique market: a handful of deals a year, negotiated prices, and an exit that takes months. This is a buy-to-live purchase, not a buy-to-trade one.

The final payment on this building falls in 2026 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.

More than 60% of the site is gardens and water, and one address contains three different products — Ixora, Chorisia and the Estate Villas, with medians from AED 8.55m to AED 41.75m. Why a single average for the community means nothing.
