Palm Jumeirah, Jumeirah Islands, Al Barari, Emirates Hills: prime villas in H1 2026
Across four prime communities 124 villas changed hands in the half against roughly 190 a year earlier — down about 35%. Median deal value rose in all four. Both facts are true, and neither means what the headline says.
Aggregate villa figures for the first half of 2026 show Dubai transactions down roughly a third. Stop there and you have the headline: prime Dubai is falling. Break the same period down by community and the headline stops working.
Four addresses, 124 sales
Palm Jumeirah, Jumeirah Islands, Al Barari and Emirates Hills together registered 124 villa transactions in the first half of 2026, against roughly 190 in the same period a year earlier — a fall of about 35%, in line with the wider market. And in all four communities the median value of what sold went up.
There is no contradiction. Fewer sales, larger sales: the composition changed. Both numbers have to be read together or neither means anything.

Palm Jumeirah
35 sales totalling AED 1.79bn. Transaction count down 41%, deeper than the group. Median deal value up 33% to AED 46.5m. Median price per square foot up just 3%, to AED 7 060.
The distance between "median deal +33%" and "median foot +3%" is the fingerprint of a changed mix. Larger, more expensive villas sold; the price of a square foot inside them was roughly where it was a year ago. Liquidity fell — there were fewer buyers per house — but pricing did not.
Jumeirah Islands
34 sales, down 40% year on year. Median deal value up 19% to AED 26.2m, median price per square foot up 17% to AED 4 610.
Here the foot moved with the deal, which is a different signal from the Palm. It does not mean every villa in the community gained 17%. It means correctly priced houses in good condition kept selling at strong prices in a slower market, while overpriced ones simply did not transact and therefore never entered the statistics.
Al Barari
44 sales — the most active of the four and the mildest fall, down 23%. Median deal value up 19%, median price per foot up 23%.
On the face of it, the winner of the half. But one community contains very different products: compact Ixora villas with a median of AED 8.55m, semi-detached Chorisia at AED 15.75m, and large Estate Villas at AED 41.75m. Computing one median across them is like averaging an apartment and a penthouse because they share a lobby. Same address, different products, different buyers.
Emirates Hills
Eleven sales, down 35%. Median deal value AED 60m, up 2%. Median price per square foot down 8%.
Eleven transactions in six months is a list, not a sample. The outcome depends entirely on which eleven houses happened to sell: a single large estate moves the median further than any market process. "Emirates Hills fell 8%" does not follow from this data — and neither does the opposite.
One number worth remembering
Of the 124 sales, 123 were completed villas — 99.2% of all activity. The quick conclusion is that prime buyers have gone off-plan. The correct one is that these are mature communities where there was almost no off-plan supply to buy. You cannot purchase what nobody is building.
What follows
Prime Dubai does not rise or fall as a block. It has fragmented into dozens of micro-markets, each with its own mechanics: one where volume falls but the foot appreciates, one where more expensive houses sell at a flat foot price, one where a single median has no practical meaning at all.
So the buyer's question is not "is the market up or down" but "is this house fairly priced against properly chosen comparables". And a seller cannot add the community's median gain to their own asking price: the median rose among houses that sold, not among houses sitting in the market.
