Al Barari in our database counts 10 lots, with a median of AED 9.45 million at AED 3,374 per square foot. There simply aren't many houses on the market, and that's part of the answer.
The other part is the garden. Al Barari was conceived as a landscaping project with housing attached, not the other way round: the greenery here is mature, irrigated, and one-of-a-kind rather than a lawn wrapped around a house.
That can't be reproduced — a new district with trees like these would take twenty years to grow. It's exactly that irreproducibility that keeps the price per square foot double that of neighbors, where houses of the same class sit on bare land.
For a buyer, the takeaway is simple: here you pay for what can't be built, not for what has been built. Assets like this are usually more resilient in a downturn and slower to sell.

More than 60% of the site is gardens and water, and one address contains three different products — Ixora, Chorisia and the Estate Villas, with medians from AED 8.55m to AED 41.75m. Why a single average for the community means nothing.
Across four prime communities 124 villas changed hands in the half against roughly 190 a year earlier — down about 35%. Median deal value rose in all four. Both facts are true, and neither means what the headline says.
