What you're paying for in branded residences
A hotel brand on a project buys three things: a name, a service standard and a management company. The premium on such buildings over a comparable unbranded unit typically runs 20–40% — in the same range branded towers command in Manhattan or Miami.
It's justified in two cases: if the service genuinely operates at the stated level, and if the name holds up the price on resale. The first is verifiable after handover; the second takes years. So it makes sense to pay for what's already visible in the spec sheet — the architect, the finish materials, the engineering.
The flip side is the service charge (the annual per-square-foot fee for building upkeep). In branded towers it runs noticeably above the city average, and over a long horizon it affects returns more than the difference in entry price.
Location
Business Bay is the city's business centre, with a metro and a waterfront; the upper floors look out onto Burj Khalifa. Rental demand here comes from employees of companies in the neighbouring office towers, and it holds steady year-round.
Developer, brand and timing
The developer is NABNI Developments; its partnership with Hilton, owner of the Waldorf Astoria brand, was signed in 2024, and sales officially opened in May 2025. According to the developer the tower holds 146 residences, interiors are by Hirsch Bedner Associates, and it is Waldorf Astoria's first standalone residential project outside the US. Residents get Hilton services: 24-hour in-residence dining, concierge, housekeeping and security.
NABNI's earlier brand work includes the world's largest Lamborghini showroom, built in Dubai in 2017. When the project was announced in summer 2024, handover was given as 2028; by the official launch it was Q4 2029. A year's slip between announcement and launch is a reason to track the schedule, not the renders.
