About the promised 8%
The materials claim a yield of 8% and up. That's the upper edge of the real range across Dubai, and it's typically a gross figure — before deducting the service charge, management and vacancy.
It's easy to check: 8% of $228,000 is around $18,000 a year in rent for a studio. Compare that with current rates for furnished studios in Motor City before taking the figure on faith.

A district built around the racetrack that hosts international races. It has schools, clinics, a golf club, parks, shops and restaurants — a self-contained community.
Living next to the track cuts both ways: on race days the district comes alive and short-term rents go up, but so does the noise.
