AED 8.5 million for 5877 square feet works out to a price per square foot roughly half the district average. A large unit is always cheaper per foot, and here that effect is taken to its limit.
But a unit like this has a narrow market in Marina: the district is bought for investment turnover and compact rental apartments, not for space.
For owner-occupation it's the best ratio of size to address in the district. For resale, it means a long listing period and few buyers.
