Soto Grande is an Ellington Properties residential building in Al Hamra, status "under construction". The passport comes from the sales-launch announcement, with no floor count, unit count or handover date. Per the developer's materials, layouts run from studios to four-bedroom penthouses.

Three lots: two two-bedrooms of 1,110 and 1,129 ft² for AED 2,684,828 and AED 2,649,828, and a three-bedroom of 1,926 ft² for AED 9 million.
The two-bedrooms are priced above the developer's AED 2.4 million launch price, yet our database flags them as below market with discounts of up to 34%. That contradiction needs unpicking before a deal: the discount is measured against a market estimate, not the developer's price list, and on a fresh launch that estimate can be off.
Three-bedrooms are part of the building's line-up, but this lot's price is out of line with it. Check that lot against the contract: which unit it is, in which block, and what's included.
Ellington unveiled Soto Grande in September 2025: two towers linked by a residential bridge, looking over the lagoon, the golf course and the Gulf, with about 602 homes ranging from studios to three-bedroom apartments and four-bedroom penthouses. Launch prices started at USD 545,000, with handover stated for Q4 2029.
Most shared facilities sit on the podium and the bridge: a 60-metre pool and a family pool, a gym, yoga and Pilates, hammam and sauna, children's and games rooms, courts from padel to a climbing wall, a private residents' club and a hotel-style lounge.

State developer Marjan is building RAK Central next to Al Hamra: over 4 000 apartments, five Grade A office towers for 6 000+ staff and 1 000+ hotel keys. Every plot sold out in 15 months; the office core opens around 2027, the full district by 2030.
