Serenia District West is a residential building by Palma Holding on Palm Jumeirah, status "under construction". The brochure lists one-, two- and three-bedroom layouts. Neither the number of storeys nor the handover date is in the passport; the developer's latest quote is more than six months old, so we don't give a current price.
The availability list of 4 July 2025 showed 53 unsold units — all one-bedrooms, on floors five to thirty-eight. 48 of them are labelled Skyline City View, four face Uptown and one overlooks the pool and landscaping.
Three snapshots of the same list: 6 March 2025 — 88 unsold units, 17 May — 97, 4 July — 53. The March-to-May increase was returns, not a new release; but between May and July forty-four apartments went, almost half the remaining stock.
Over those seven weeks the one-bedroom floor price rose by ten thousand dirhams — under one percent. It sold on volume, not on price increases. By July the two-bedrooms were fully sold, and the only three-bedroom (unit 601, 2,631 ft²) had gone too.
Floors seven and forty-six were sold only as whole floors, and their unit-by-unit price lists show the value of height: an 840 ft² one-bedroom on the seventh floor was AED 2,058,000, the same unit on the forty-sixth AED 3,230,000. That's 57% more for an identical layout.
The whole seventh floor — 11,832 ft² for AED 30,509,000; the forty-sixth — 11,928 ft² for exactly AED 50 million. Two-bedrooms there were AED 3,493,000–3,906,000 on the seventh and AED 5,888,000–6,172,000 on the forty-sixth.
