Palazzo Versace is a mixed-use complex in Culture Village on the bank of Dubai Creek, developed by Enshaa, designed by PTW Architects, completed in 2015. The hotel and the Versace-branded residences share the grounds and amenities.
Culture Village is a quarter on a bend of the creek between Deira and Business Bay, conceived as a cultural cluster. Development there is sparse, and Palazzo Versace is its most recognisable address.
Our five lots are two- and three-bedroom apartments ranging from 1,700 to 4,879 square feet, all ready.
Prices range from AED 4 million to AED 11.9 million, at an average price per square foot of around AED 2,297. For a branded waterfront complex, that's a moderate level, and the reason is location: Culture Village isn't among the city's most sought-after addresses.
A threefold spread in prices against an almost threefold spread in floor areas: here, price tracks size more directly than in most buildings we've analysed.
Three of the five lots are listed at a discount, averaging 8%. Moderate room to negotiate, though the sample is small.
First, what the brand actually delivers for a specific lot: finishes, access to hotel services, upkeep. In complexes like this, the package varies from building to building.
Second, the service charge. Hotel infrastructure and grounds are expensive to maintain; ask for the per-square-foot annual figure before you commit.
Third, liquidity. Culture Village is a narrow market with few transactions; when it's time to sell, you'll have to benchmark against other addresses along the creek.
