A small developer with large shareholders

Few projects, but serious institutional names behind them. This is not a serial developer; it is a company of two buildings, and it should be judged that way.

Both sit on the same stretch of Creek waterfront and both are recognisable from a distance.

Two very different products

One is a fashion-branded hotel with serviced apartments: designer interiors, hotel service, water views — and correspondingly a high service charge, the option of joining the hotel pool, and limits on how you furnish.

The other is a plain eighty-floor residential tower next door: the same waterfront and the same views, a different cost base and a different buyer. Do not model them as one thing.

What to check before you sign

The view and what is scheduled to be built around it on the master plan. Then condition — both buildings are around a decade old — and the service charge as an annual figure.

Price from sales inside the building itself over the last six to twelve months. Comparables from elsewhere on the Creek will mislead you.

Money-wise there is no difference: on off-plan the broker is paid by Enshaa, not by you, so calling the sales office direct saves nothing. What differs is the view — the developer’s sales team sells only its own buildings and will not mention that the same unit costs less next door or that this project hands over later. On resale and assignment the commission is the usual 2% plus VAT.
