Culture Village is a district along Dubai Creek, conceived as a cultural quarter with museums and galleries. It has only been partly realised, and today it's mostly a residential waterfront promenade next to historic Deira.
Culture Village in our database: 7 lots, median AED 5 million at a price per square foot of around AED 2,642. Our two listings in this tower are priced at AED 50 million and AED 60 million — more than ten times the district median.
A gap like that means these aren't ordinary apartments but a different class of unit entirely — full-floor residences or upper-level penthouses. You can't judge the building as a whole by these two, any more than you can judge them by the district median.
In practical terms: if you're looking for an ordinary apartment in D1, these two listings aren't a useful reference point — ask separately about mid-floor units.
Seven lots for the entire district — this is an extremely thin market. There's almost nothing to compare a unit against, and finding a buyer will take longer than in Marina or Business Bay.
That said, a waterfront position with views of the creek and the old town is a rare combination: most of Dubai's waterfront is either long since built up or reclaimed and new. Here, the shoreline is historic.
